Live projects

This course boasts some great hands-on, practical experience. In each year of study, you’ll work on real projects – responding to briefs set by employers, and interacting with quantity surveying professionals. This could include investigating and profiling an employer, or working with students from other courses to creatively address environmental issues. 

Previously, students worked with Laing O’Rourke on a live project. This included mock site meetings, site visits, and guest sessions from the Laing O’Rourke design team, simulating real life challenges encountered. 

You’ll also have the chance to work with our estate partners on campus development projects. Not only could you help us meet our environmental targets, you can have a direct impact on how our University will look.

Field trips

In the first year of the course, you take a field trip to a UK city (at no additional cost). Destinations previously have included Edinburgh, Manchester and Liverpool. 

In the second year, there’s an optional overseas field trip to a European city, (which may include additional cost contributions). Previous destinations have included Lisbon, Dublin and Berlin.

There may be the chance to undertake a volunteering expedition in Fiji through the Think Pacific programme – an award-winning global experience, working alongside local, Fijian communities.

This must include at least 64 points from two A levels or equivalent BTEC National qualifications. For example:

  • BBC-BBB  at A Level.
  • DDM in BTEC Extended Diploma.

Building surveying personal statement example.

My interest in building surveying has piqued within the last 6 months, since working with my mother on property letting, development, and renovation. Prior to that, I was actively looking for a degree apprenticeship in project management and had reached the final recruitment stages at three companies before lockdown caused them to cancel their recruitment. Building surveying would enable me to develop and use similar skills and focus on the surveying aspects that I find so interesting. I would love to own my own surveying company one day with the goal of offering apprenticeships and graduate programs to others that would like to enter this area. I wasn’t ready to go to university when I was 18 but, if I had, I know that I would have spent most of my time partying and not doing enough work. The past few years has allowed me to mature and grow as a person in both skills and my work ethic; in particular, communication skills, problem solving, teamwork, planning and organisation. My roles in Kent and Alton were demanding ones, where a normal working day started at 7.30am and ended at 11pm. We typically worked six days a week and in that time, we would take on a vast range of tasks. We were primarily responsible for working with young people but had to be flexible enough to do whatever was needed, such as serving food and washing up, to setting up IT and audio/video equipment, or routine maintenance on the rather old, large building we lived and worked in. Working within a team of youth workers and with groups of young people meant that I had to communicate with a lot of different people, in a range of situations, including deeply personal one-to-one conversations, participating in group team meetings, leading groups of 6-12 young people, and presenting on the stage at events of 200 people. This meant that I developed many styles of communication, and ensured I used the most effective style for the given situation. I built on skills that I had gained from playing rugby, when communication was essential for teamwork, but the challenge of changing my style for each person was a useful new skill. As a youth worker, teamwork and planning were vital for us; preparing timetables, materials, and sessions enabled everything to run smoothly. There were challenges to meet in this process, including conflicts of space and timings as well as times when I needed to make quick changes, but I was able to remain calm under the pressure. My involvement in property development over the last 6 months has included visiting potential properties and assessing whether they were worth an investment. This would involve a quick look around the house to see if there are any obvious structural problems. I would then create a spreadsheet that allowed allow me to evaluate whether the property is a solid investment by, estimating the cost of repairs, deciding whether work is needed to meet regulations, e.g., for an HMO, or potential development into a block of flats. I would also check whether a house was in a flood or conservation area, and the implications for the planning process. Working and creating with my hands is very important to me, and as such I have a great passion for music, playing various instruments including guitar, bass, drums, and piano. I also really enjoy playing rugby. Over lockdown, I designed and built my own recording studio. While studying for my foundation degree, my essay writing skills improved greatly. In the past, I found that I struggled with essay writing, but doing the foundation degree has enabled me to improve my writing skills and has boosted my confidence. I’ve always had an interest in how buildings are designed and built and look forward to gaining a greater insight. The project management part of the course will be of great interest too. I am very excited about this course and feel that I have the right skills and attitudes to do it successfully.

Birmingham is the second largest city in the UK and is a great area for students to be in if you want to be in the built environment because there's redevelopment going on all around you and there's also a strong possibility that you could be working on these projects in the future. I've had a really good experience at BCU so far. We get to go on quite a lot of site visits. One of the biggest ones we've been on so far was the housing development by Taylor Wimpey, and we also had for our first assignment Taylor Wimpey's, managing director of the West Midlands, assessed one of our presentations. Support from lecturers is really, really good that always there, they're always there to reply to your emails no matter what the query is. They've all had real life experience, academic and industry wise, that we can learn from. One of the things that I'm most passionate about the built environment is the possibility of working on the creation of the built environment that we live in. I wanted a change of career. I wanted to do something that's a bit more impactful and something that can help the community. So I think the built environment was a perfect way to go about the student experience has been amazing, to be honest. The lecturers and the students actually have been very welcoming. There's definitely something for every person to get involved in. The Careers+ and Employability team and the support that I got from them with regards to updating my CV, get my professional network set up on LinkedIn, which has been excellent. So I was lucky enough to secure a placement with Atkins. After my placement year, I was actually offered the graduate role, which was fantastic because it meant that I've got something secured and now go back into industry and into a company that I really enjoyed working with.

It's only four years for me to change my career and really step into a brand new industry. And I'm really thankful for BCU for supporting me through this journey. There's always been something about buildings that has interest in me, kind of curious and how they're put together and what kind of technology goes into that. Coming to university, I knew that I wanted to go to Engineering or Architecture and seeing those courses in depth, I kind of knew to myself that it wasn't correct for me. So then I came across Architectural Technology and I found out it just answered both of those questions I had then, which was wanted to go to. So BCU offers a wide range of facilities. It provides a lot of equipment such as VR headsets, laptops that students can borrow whenever they need to, and industry level software such as AutoCAD and Revit to really useful to us as being used as currency in our industry and will continue to be used throughout the years to come. Being able to go outside of the classroom and use industry level equipment really helps us as students get a vision of what it's like in practice. I've really enjoyed my time studying at BCU and I can't wait to what the future holds.

Professional Placement Year

This course offers an optional professional placement year. If you choose to pursue a placement year, you will need to find a suitable placement to complement your chosen area of study. You will be able to draw on the University’s extensive network of local, regional, and national employers, and the support of our Careers teams. If you are able to secure a placement, you can request to be transferred to the placement version of the course.

Course in Depth

In order to complete this course you must successfully complete all the following CORE modules (totalling 120 credits):

Introduction to the Built Environment 20 credits

This module explores how key ‘actors’, including professional bodies, landowners, developers, investors, politicians, members of the public, and the state, etc. influence the development of the built and natural environment.

Broader forces also influence development processes. This module therefore encourages you to explore how Politics, Economy, Society, Technology, Law and the Environment (PESTLE) all shape the built and natural environment. This module also offers an opportunity not only to look at past and current trends, but potential future trends that influence development, including significant issues such as governance, resource availability and climate change; and a chance to learn how development processes occur at different spatial scales and contexts.

Built Environment Technology 1 20 credits

This module introduces, for all of the built environment professions, a range of concepts relating to the technology of construction. It provides you with an understanding of modern and sustainable methods of construction. We use the example of low rise residential construction as it is relatively straightforward and allows us to introduce and explore these issues appropriately.

In particular, you will be introduced to everyday materials, construction methods, building services Building Regulation and Health, Safety and Welfare legislation. You will gain an insight into the properties of materials and the basic scientific principles that apply to them. The module will focus on construction materials in general and how they can be used in creating a construction element and/or component (e.g. a floor, an external wall, a roof). You will develop the ability to identify, describe and visualise these materials in terms of types, dimension, size and weight.

Law 20 credits

This module is delivered to all of the undergraduate programmes in the built environment disciplines and provides you with the basic legal concepts and principles you will need throughout your professional career.

Integrated Digital Design: Residential 20 credits

Digital construction is an integral component of contemporary design, development and maintenance of modern residential development. Building Information Modelling (BIM) technology is at the forefront of the progressive movement towards total digitalisation of the built environment.

Against this backdrop, this module aims to provide a foundation for you to successfully execute the BIM process, facilitate its adoption and achieve interdisciplinary integration on a single project that simulates a residential project. 

Innovation in the Built Environment 20 credits

The fast pace of development in the built environment has led to improvements in the design and management of projects in the built environment with the use of modern technologies, processes and techniques for delivering value for money on project. The successful introduction of new technologies or procedures into the built environment context is critical for the improvement of the industry. For the built environment professionals of the future, this means the need to master modern and innovative technologies and techniques for designing and building faster, using more sustainable materials and methods, and within reasonable cost.

Residential Quantification and Cost 20 credits

In this module you will be introduced you to the core Quantity Surveying skill of quantification and cost.

This introductory module provides you with an understanding of the procedures for costing, via the development of the skills of measurement and interpretation of construction drawings.

You will apply the measurement principles, Industry standard descriptions and develop specifications to enable you to prepare and manage cost estimates.

This module will feed forward into your level 5 and 6 measurement and cost modules.

Second Year

Procurement 20 credits

In this module you will cover core areas required in designing and setting up a contract. It is designed to give you an understanding of the procurement process and how it can deliver on a range of benefits to clients, contractors and other stakeholders involved with the development process.

During the module, you are required to develop your knowledge on issues that affect the choice of a procurement strategy by evaluating various projects and the best management and procurement approaches to be adopted. You will also learn about how the choice of procurement strategy will impact on time, cost, viability, quality and sustainability issues. Current issues influencing procurement, such as international markets, legislation and sustainable procurement, will also be covered.

Cost Management 20 credits

This module is pivotal in the curriculum as the ability to understand the process and techniques appropriate in cost planning in accordance with professional codes of practice and the RICS core competences is a principal role of the QS.

As cost managers within the construction industry, you will need to demonstrate the ability to achieve a depth of understanding of how construction projects are cost managed at design stage and valued through the use of internal and external sources of information and cost data. This allows development of technical skills to a level, which will enable in depth knowledge of how the cost estimating and cost planning structure of projects can be applied to cost advice for both new build and refurbishment works.

Built Environment Commercial Technology 20 credits

This module will explore the wider implications of the key factors which affect the selection of both traditional and new building methods and materials used in the construction of new build commercial and industrial buildings and introduce environmental and mechanical services systems which need to be installed in these buildings.

In particular you will gain an insight into the operational complexities involved in the construction of large-scale commercial and industrial buildings to ensure that projects are delivered in time and on budget to meet the required standard of quality. 

Integrated Digital Design for Complex Structures 20 credits

Building Information Modelling (BIM) is an intelligent 3D model-based process that provides built environment professionals with the insight and tools to help plan, design, construct, and manage buildings and infrastructure. In this module, you will be encouraged to explore the potential of BIM in helping to understand the social, economic and environmental benefits associated with co-ordinated infrastructure and complex structure development.

You will be given a real construction project in which you will become increasingly aware of your own impact on the environment and communities we work within. Through group work, reporting writing and presentations you will develop the self-confidence to critically reflect upon your own leadership and problem solving skills via an integrated project delivery.

Commercial Management 20 credits

This module aims to facilitate both knowledge and professional practices involved in commercial management at an undergraduate level.

The module acts as a major platform for both the quantity surveying and construction management professions in preparing you for level 6.

This module will broaden your knowledge on different costs involved in a construction project. It encompasses cost considerations from early feasibility, final account stage, to life cycle costs. Through the module, you will also be looking into different requirements, intellectual and ethical considerations included in throughout the process.

Commercial Quantification and Cost 20 credits

This module will further develop your core Quantity Surveying skills of quantification and cost.

During the module you will measure steel structural frames and In situ concrete construction.

You will apply the measurement principles, Industry standard descriptions and develop specifications to enable you to prepare and manage cost estimates for more complex work and drawings.

This module directly relates to earlier work in your previous studies and will feed forward into your level 6 modules.

Professional Placement (Optional)

In order to qualify for the award of Bachelor of Science with Honours Quantity Surveying with Professional Placement Year, you must successfully complete all of the modules listed as well as the following Level 5 module:

Professional Placement 120 credits

This module is designed to provide  you  with the  opportunity to under take a credit bearing , 20 - week Professional Placement  as an integral part of your Master’s Degree .

The purpose of the Professional Placement is  to improve your employability skills which will, through the placement experience, allow you to evidence  your professional skills, attitudes and behaviours at the point of entry to the postgraduate job market. Furthermore, by completing the Professional Placement, you will be able to develop and enhance your understanding of the professional work environment, relevant to your chosen field of study, and reflect critically on your own professional skills development within the workplace.

Contract Practice 20 credits

Further deepening your knowledge and understanding of contract law and procurement, this module will provide you with the hands on experience of designing and executing a contract, which is a core requirement of you, as a construction professional.

This module will introduce you to the various forms of contracts and the responsibilities of the people involved in executing a contract.

We will pay particular attention to roles of the key people and clauses in FIDIC, JCT and NEC3 contracts. Issues such as clauses on the provisions for extension of time, managing change, and resolution of disputes arising in the execution of contracts will be covered.

Civils Quantification and Cost 20 credits

This module is the final module in helping to develop your core Quantity Surveying skills of quantification and cost.

This module will test your ability to understand the management procedures and techniques appropriate in pricing a tender document in accordance with the RICS/CIOB. You will be required to work as managers gaining an in-depth understanding of how design and construction projects are tendered and valued through the use of internal and external sources of information.

You will develop technical skills which will enable in-depth knowledge of how pricing structure of projects can be applied to cost control by tendering companies.

It is expected that you will develop your own method of working and approach to the project challenges, enabling you to think creativity and developing self – confidence in your professional judgement. 

Individual Honours Project 40 credits

The purpose of the module is to enable you to undertake a sustained, in-depth and research-informed project exploring an area that is of personal interest to you. In agreement with your supervisor, you will decide upon your topic which will take the form of a practical outcome (artefact) with accompanying contextual material. The main consideration when choosing your topic is that it must be aligned to the programme you are studying, and you should consider the relevance of this topic to your future academic or professional development.

At this level, you will be expected to work independently but you will receive additional one-to-one support from your supervisor, who will be familiar with your chosen topic area. As you progress on the module, extra support will be available and this may take the form of group seminars, workshops and online materials that will help to develop your project. 

Project Management 20 credits

This module will provide you a critical perspective on the nature, and a number of essential aspects of construction projects together with the approaches and techniques to manage them.

The module will establish construction projects as an organisational entity, and highlight the two main approaches to the management of projects. The first one is the functional management approach which is largely based on structured techniques and methods, and the second one is the organisational management approach which sees management as an ongoing social and organisational process. You will be introduced to both approaches, and shown how to use them in a balanced way for the successful management of construction projects. While the organisational management approach to project management will provide you the intellectual skills that you need for project management, the functional management approach will equip you with the technical skills.

Bid Strategy and Professional Practice 20 credits

This module will focus on extending and providing appropriate evidence of your professional skills and development. Within an applied socially responsive framework, you will examine a range of issues related to the client, the site, planning, financial/development appraisal, design technology, legal and regulatory, health and safety etc. These will be covered in conjunction with other professional courses or your own discipline as appropriate, given that all built environment professions and recent reports such as the Farrell Review place increasing stress on interdisciplinary understanding and working.

Various assessment methods will be used in this programme to address the different needs of individual modules, including exam, essay, portfolio, individual/group presentation, and dissertation. Written and/or oral feedback and feedforward will be provided through Moodle, email, and group/1-2-1 tutorial.

A personal tutor and dissertation supervisor will be assigned to each student for tailored support. You will also be able to access other support at university, faculty, school and programme level (e.g. BCU library, student support tutor, Centre for Academic Success, EDS, SAP and Graduate+).

Trips and visits

You will take part in visits to construction sites to put theories into context and gain valuable insight.

There are also walking tours around Birmingham itself to take in the city’s own diverse architecture.

The facility our students value most is not actually on campus, but is the location of the campus in the heart of Birmingham’s Eastside opposite the new High Speed 2 station construction, and minutes from dozens of fascinating live projects within the city centre.

By simply looking out the window of our classrooms you’ll be able to witness live projects as they’re happening around us. You’ll constantly be inspired by dozens of fascinating case studies just from walking from the station to the campus.

Recognising the rapidly evolving digital built environment we are constantly reviewing software to best fit with the professions of the future.

Autodesk Accredited Centre Status, we use the latest integrated building modelling software across undergraduate courses, seeing Architectural Technology, Building Surveying, Construction Management, and Quantity Surveying students engaging in cross discipline information management projects modelling real life experience. Accredited Centre status allowing all students licence to download this software, and making available additional qualifications and certification to those demonstrating expertise and dedication to exploring their own and the limits of the Autodesk environment.

At course level, students engage with the latest and most appropriate software for their future professions. Real Estate students with CoStar, the leading industry database supporting valuations. Quantity Surveyors using Blue Beam, Revu and QS Pro, and along these Quantity Surveyors and Construction Managers use Synchro and Navisworks for 4D and CostX for 5D work. For Building Surveying and Architectural Technology routes, visualisation is important where Enscape, V-Ray Lumion and Sketch-up are available.

Built Environment Space in Millennium Point

The Built Environment Space in Millennium Point is available to all students with a huge resource of software-equipped laptops for loan on campus. For off campus working, much of the software we use comes with free student licences and all students will have access to the Windows Virtual Desktop, allowing access to our range of software from anywhere where the internet is available.

The Studio Space that we've created in Millennium Point is an open workspace where students can work on their design projects. We have all student work and examples that will change every week or month depending on what stage of a project we're at. And it's an open space for working on projects.

This is where our Architectural Technology students and our Building Surveying students in particular, spend a lot of their time.

Concrete and Hydraulics Labs

Our dedicated Civil Engineering facilities include a Hydraulics & Structures lab Concrete & Geotechnics lab as well as a bending rig.

The swollen concrete lab and hydraulics lab are the heart of our Civil Engineering course, where we have a range of test equipment. This is where our students can carry out experimental work as part of their course, either as part modules or using those labs to work on their final year project.

Site visits are essential to see things in practice. You’ll visit construction projects in Oxford in your very first week. In the second year, we’ll go to Europe.

Free language courses are available to full-time undergraduate and postgraduate students on many of our courses, and can be taken as a credit on some courses.

You may be able to go on a European or international study exchange while you are at Brookes. Most exchanges take place in the second year. Although we will help as much as we can with your plans, ultimately you are responsible for organising and funding this study abroad.

Course structure, learning and teaching, field trips.

You’ll start the course with the essentials, covering topics like Introduction to Construction Practice. By Year 2, you’ll start to develop more specialist skills for quantity surveying. As your classes will be shared with the other construction courses, you’ll learn about project management and building surveying too.

In Year 2, we’ll also start to prepare you for your year in industry. You’ll develop practical skills, focusing on things that employers have told us are important to them.

Your work placement in Year 3 is a real highlight of the course. We have great relationships with a range of companies so you’ll have lots to choose from. Some firms even offer their placement students a job before they’ve graduated.

In your final year, you’ll bring all your knowledge and experience together studying on specialist financial control and commercial management modules. You’ll also complete a dissertation to explore a topic in more depth.

Quantity Surveying and Commercial Management

There are a number of one-day UK field trips during the course to aid knowledge and understanding through live projects.

In the second year there is a mandatory European field trip aimed at broadening your understanding of construction design and management outside the UK. This is a mandatory field trip and comes at no additional cost. A separate fee will apply for any optional field trips.

Construction Communication and Information Technology I (15 credits)

In this module, you will delve into the realm of construction communication and emerging information technology. Through hands-on practice, you will develop skills in both manual and computer-aided drawing, essential tools for conveying construction plans accurately. Furthermore, the module will acquaint you with communication and information technologies (CIT) that play a pivotal role in modern construction practices. You will learn how to utilise database management systems to manage, coordinate, communicate, and share project information efficiently.

By the end of this module, you will be capable of preparing 2D technical drawings using computer-aided design tools and adhering to industry conventions. You will also become adept at independent problem-solving and information preparation, all while harnessing the power of contemporary information technology for the enhancement of construction processes.  

Introduction to Construction Practice (15 credits)

In this module, you will be introduced to the dynamic workings of the construction sector and the pivotal factors driving successful project delivery for diverse clientele. Also, you'll explore the diverse landscape of construction activities, ranging from new developments on untouched sites to the intricate interplay of replacements, extensions, and alterations in existing built environments. Additionally, you will delve into pre-contract cost management techniques, including cost planning based on the New Rules of Measurement (NRM). 

By the end of this module, you will possess a comprehensive grasp of the construction industry's intricate operations, procurement processes, and economic principles. Moreover, you will be adept at applying essential cost management techniques and utilising key industry resources for accurate cost estimates, making you well-prepared to contribute effectively to construction projects and their successful outcomes.  

Building Design and Construction 1 (15 credits)

Discover the principles of building design and construction in this introductory module. This module takes you through the key stages of residential building design, from the initial concept and client's brief to the selection of finishes. Emphasis is placed on developing your understanding of construction technology by exploring the appropriate use of building materials, design details, and construction techniques. You will also be introduced to the concept of client care, the formation of professional relationships, and the professional standards expected of a Chartered Surveyor. Furthermore, this module will provide you with an understanding of inclusive environments, considering the diverse needs of users and differentiating between legal requirements and ethical considerations in residential building design.

Foundation Construction Law (15 credits)

This module serves as your introduction to the realm of law, with a specific focus on contract law and tort law. This module aims to provide you with foundational knowledge in these areas, emphasising contract formation, property torts, and statutory laws relevant to the built environment. By doing so, it lays the groundwork for more advanced studies in construction procurement, quantity surveying, and building surveying at levels 5 and 6.

By the end of this module, you will develop a solid understanding of civil obligations within the legal framework of England and Wales. Furthermore, you will explore the statutory regulations that have a direct impact on the construction industry. Research skills are a fundamental component of this module, equipping you with the ability to effectively utilise primary and secondary legal sources.   

Integrative Project I (15 credits)

This module helps develop crucial skills for the construction industry. You will explore construction management from various perspectives, including planning, technology, sustainability, climate change impacts, and commercial management. An essential component of the module is the integration of sustainability and climate change considerations into construction management. You will apply the processes of analysis and reflection to real-life projects, exploring ways to incorporate sustainable practices and address climate change impacts. Additionally, you will develop a solid foundation in basic mathematical techniques, enabling you to tackle discipline-based problems with confidence. 

On successful completion of this module, you’ll develop problem-solving abilities with basic maths techniques and construction management software. Moreover, through group work and seminars, you’ll learn to thrive in team environments, prepared for collaborative professional settings.

Quantity Surveying Practice I (15 credits)

Throughout this module, you will embark on a journey to grasp the fundamental principles that underpin building measurement, equipping you with the knowledge and capabilities needed to effectively quantify building works. A strong emphasis is placed on the Rules of Measurement. You will learn how to navigate project documents, including drawings and related materials, to execute precise measurements of building quantities. 

By the conclusion of this module, you will have cultivated a profound understanding of measurement principles, a mastery of the standard method of measurement, and a practical ability to perform building quantity measurements effectively.   

Introduction to Building Services (15 credits)

In this module, you will acquire the knowledge and skills needed to effectively collaborate with professionals from various disciplines specialising in building services, from design and supply to installation and commissioning. You will delve into the underlying scientific principles and calculation methodologies essential for understanding how to minimise fuel and power consumption. A core focus of this module is sustainability, emphasising renewable systems for achieving low or zero carbon footprints and energy-efficient solutions. 

By the end of the module, you will understand the vital role of building services in cost management and project delivery, emphasising the importance of collaboration and coordination with specialists.  

Building Design and Construction 2 (15 credits)

Take your understanding of building design and construction to the next level in this advanced module. Explore the construction of more sophisticated buildings found in larger residential, commercial, and public settings. Dive into the collaborative process of developing sustainable complex buildings, utilising innovative building materials, design details, and construction techniques. This module will also emphasise the interaction between statutory regulations, compliance frameworks, and the design process. Moreover, you will explore inclusive and sustainable environments in the context of larger-scale building design, addressing the diverse needs of users and promoting environmental responsibility.   This module expands your expertise, equipping you with advanced principles and skills necessary for the design and construction of complex, sustainable buildings. 

Design and Administration (15 credits)

This module aims to equip you with a deep understanding of the design process and effective contract administration. Throughout the module, you will explore various stages of the design process, interpret client requirements, and assess the impact of statutory regulations on building design. By evaluating different methods of specifying building works and comprehending the tender process, you will develop practical skills directly applicable to the industry. Additionally, you will gain insights into the roles and responsibilities of the contract administrator, the ethical considerations surrounding contract administration, and the duties of the certifier.   Overall, the "Design and Administration" module offers a holistic learning experience that will empower you with a diverse skill set, critical knowledge, and practical experience necessary to excel in the design and administration aspects of the construction industry, setting you on a path towards a successful career.

Construction Technology I (15 credits)

In this module, you’ll develop your knowledge and skills in land surveying, construction techniques and material technology. Emphasis will be placed on setting out building structures, which will be reinforced via practical sessions every week.  Collaborative work is an essential component of this module. You will participate in group practical exercises, allowing you to enhance your teamwork skills. Moreover, you will engage in individual problem-solving tasks, further developing your analytical and critical thinking abilities.

By the end of this module, you will have a solid understanding of land surveying principles, the ability to execute setting-out operations, and knowledge of construction materials and their properties. Additionally, your information handling abilities, research proficiency, and analytical thinking will be advanced, enabling you to excel in the field of construction technology.

Construction Practice and Procedure (15 credits)

In the Construction Contract Management module, you will acquire comprehensive knowledge and skills to effectively manage contracts in the construction industry. You will focus on post-contract activities, including payment valuation, claims evaluation, and variation assessment. The module also emphasises the significance of complying with construction regulations and ensures your readiness for the industrial placement year.

Upon successful completion of this module, you will possess the necessary expertise to effectively manage construction contracts, navigate regulatory requirements, and ensure professional and ethical practices in contract administration.

Integrative Project II (15 credits)

This module is designed to offer you a unique opportunity to apply and synthesise the knowledge and skills you've acquired from both basic and advanced modules, as well as other relevant sources. This application takes place within the context of a large-scale development proposal situated on an active urban development site. 

In this module, you will work collaboratively in teams to craft a sustainable project proposal. This proposal will be presented through a slide presentation and a comprehensive report. Your project will demand the integration of multidisciplinary knowledge, requiring you to delve deeply into diverse approaches to project development and critical evaluation. Additionally, you will create a Building Information Modeling (BIM) model linked to a project program for a specific building within the broader development presented in your report.  

Construction Technology II (15 credits)

In this module, you will delve into the intricacies of structural design, analysis, and on-site construction processes. Building upon your previous studies, this module aims to equip you with a deeper understanding of construction technology, preparing you for your upcoming industrial placement and paving the way for further advanced studies.

Upon successful completion of this module, you will be able to critically analyse structural design and the behaviour of various building materials/components, as well as apply the core principles of structural mechanics. Overall, you will have gained a comprehensive understanding of the systematic nature of the building process, giving due consideration to regulatory, health and safety, and sustainability requirements. 

Construction Procurement and Law (15 credits)

This module offers comprehensive knowledge and understanding of the procurement processes, contract forms, and legal aspects involved in the construction industry. You will explore various tendering procedures, contractual relationships, and relevant laws, including the implications of the Disability Discrimination Act. Developing legal reasoning skills, you will learn to apply legal principles to construction-related problems and conduct research using appropriate legal sources. The module emphasises best practice procurement, collaboration, and partnering approaches. 

By the end of this module, you will possess a solid understanding of construction procurement processes, legal considerations, and contract administration. You will be equipped to apply legal reasoning, evaluate procurement methods, and communicate effectively in a construction context.

Construction CIT 2 (15 credits)

This module focuses on the crucial role of a Project Manager in ensuring the successful delivery of construction projects. You will learn about project management theories, stakeholder management, and leadership approaches to motivate project teams. The module delves into supporting processes that facilitate efficient project delivery. It emphasises project planning, risk management (including Health and Safety), and the effective management of project information. You will develop skills in developing project schedules using appropriate software and understanding critical path analysis. The module also covers the identification and management of key project risks through the compilation of project risk registers.

By the end of this module, you will have a comprehensive understanding of the role of a Project Manager in construction projects. 

Building Pathology and Inspection (15 credits)

Embark on a comprehensive exploration of building defects and interventions in this intermediate module. Discover the underlying principles of building performance, materials science, and the maintenance of buildings. Gain a holistic understanding of defects, their causes, and the selection of appropriate repair strategies. Throughout this module, you will delve into the physical properties of building materials and explore mechanisms of failure and decay. By studying real-world case studies and practical examples, you will develop skills in safe survey methods, data collection, and diagnosis of defects. Facilities Maintenance and Management (15 credits)

This module delves into the management of buildings and facilities for organisations where real estate is not their core function, such as offices, hospitals, airports, and universities. With a focus on Facilities Management (FM), the module aims to familiarise students with the key aspects of this role and its impact on supporting core business operations.

By the end of this module, you will gain a comprehensive understanding of the various roles and responsibilities of estates and facilities managers throughout the entire life cycle of a built asset, including building surveying, project management, and compliance management. You will learn to analyse and formulate organisational frameworks for delivering FM services, exploring both in-house and outsourced procurement strategies.  

Innovation in Management and Technology (15 credits)

In this module, you will learn about vital technological systems that affect the construction sector as a whole. This module offers an in-depth exploration of key factors in the building industry like global climate change and Building Information Modelling  (BIM) and aims to provide an understanding of how new technologies and innovations are brought about. Emphasis is placed on the evaluation of modern management systems and techniques as well as how to plan ahead using avant-garde business models. 

By the end of this module, you will gain an advanced understanding of a variety of business management and strategic tools and techniques. You’ll also be able to critically assess the productivity, efficiency and overall effect of new innovations within the industry.  

Building Pathology and Inspection studies (15 credits)

This module aims to provide you with a holistic understanding of construction technology, materials and the processes involved in construction management. Key areas covered by the module include building performance, the various properties held by building materials, both in isolation and composites, as well as the mechanisms of building failure and decay. This module exploys a multifaceted approach that will give you a theoretical and practical education in building pathology. 

By the end of this module, you will be able to critically evaluate the functions of buildings, their purpose and the state of decay/defect present within a building. You will also be able to recommend solutions/strategies for remediation and aftercare.  

Project Management Studies (15 credits)

Successful project delivery depends significantly on the competence of the Project Manager and the efficiency of project management processes. This module aims to introduce you to key project management knowledge areas and prepare you to handle the multi-organisational and temporary nature of construction projects, as well as the complexities of the external project environment. Beginning with an overview of project management and leadership theories, this module explores various techniques for motivating project teams and managing project stakeholders effectively. 

By the end of this module, you will have developed a deep understanding of project management, considering various topics within established project management frameworks and standards. You will be capable of managing stakeholders in a way that aligns with their requirements and ensures both stakeholder satisfaction and project objectives are met.

The course is accredited, so you’ll be well on your way towards chartered status when you finish. Of course, being a chartered surveyor isn’t your only option. You’ll have a wide range of skills suitable for roles across the construction industry and beyond.

We’ve designed this Masters in partnership with online experts to make sure you get the most flexible and engaging experience possible. We understand all our students are different and lead busy lives. That’s why our focus is on self-paced, interactive learning that will allow you the freedom to study whenever and wherever it suits you. The recommended study time for the course is 15 hours a week. 

You will access all your learning materials through our eLearning portal (elp) Blackboard Ultra. You will study one module at a time. The form of your assessments will vary between modules – they could take the form of an essay or a multiple-choice exam – but all of them will be submitted online. There will be no need to come to campus throughout the duration of your course. 

Each of our modules has been carefully designed to ensure you gain the knowledge you need about that topic in the most effective, most engaging way. However, all of them will be split into multiple sessions and follow a three-stage structure: Learn, Explore and Apply. In each teaching week, you’ll have the chance to engage with interactive tools and media, ranging from text-based to video/audio (“Learn”), as well as complete online readings (“Explore”) in your own time. There will also be the chance to test yourself and receive formative feedback. 

You’ll join a supportive, lively online community. Throughout the course, you will participate in virtual discussion boards with your academics and fellow students, sharing your thoughts, knowledge and experience with them as you learn (“Apply”). In addition, you will be able to attend live webinars on key aspects of the module and its delivery/structure, such as assessments. These sessions will offer you the chance to engage with your tutors in real time and ask any questions you have about the course. If you are unable to attend these scheduled sessions, they will also be recorded so you can watch them at a time that works for you.   

As well as the support of your module tutors and fellow students, you’ll have access to our Student Success Team from day one through to graduation. Whether you need pastoral guidance, help with assessments or advice about fees, they will be with you at every step. Blackboard Ultra also offers 24/7 access to a range of advice and support services, such as Ask4Help, too. 

You will also be able to access over half a million books and e-books through our online  University Library Services.

After spending a decade as a teacher, I wanted to start a new career. I could not afford to return to being a full-time student with a mortgage to pay and a young child. I knew online study would be my best option.

Entry Requirements 2024/25

Standard entry.

Applicants should normally have:   A minimum of a 2:2 honours degree.

Applicants with other qualifications and relevant professional experience may apply and be judged individually on merit International qualifications   If you have studied a non UK qualification, you can see how your qualifications compare to the standard entry criteria, by selecting the country that you received the qualification in, from our country pages.   • A copy of your degree transcript (if this was awarded in a language other than English, you’ll need an official translation too)
  • Evidence of any other postgraduate or professional qualifications
  • An updated CV/resume
  • Proof of your English Language proficiency (if English is your second language)
  • A 500 word personal statement

If you are a non standard applicant, you will also need to send us two professional / personal references on headed paper.

Construction and Sustainable Technologies (20 Credits)

In this module you will learn the fundamentals of construction technology in the context of a society’s aim of mitigating climate change. The syllabus includes the processes and technology of commercial and domestic construction, both current and the recent past to equip graduates with the knowledge to manage the construction, maintenance and development of property assets. The importance of the environmental impact of materials and the use of life cycle costing to enhance sustainability will supplement the teaching of low carbon construction technology and energy sources. Within each of these areas you will study a range of topics to support this: • Construction technology o The structural elements, finishes and services found in typical low rise domestic construction. o The structural elements, finishes and services found in commercial and industrial property. • Low carbon design o Site selection and building orientation o Passive low carbon design in the domestic and commercial field o Water conservation o Green roof and wall applications o Sustainable urban drainage • Renewable energy applications o Photovoltaic applications o Biomass heating o Ground and air source heat pumps o Solar water heating o Wind energy On completion of this module the knowledge and understanding acquired forms part of the broader contextual framework for the study of your discipline specific professional pathway. You will develop, throughout this module, academic and professional skills relating to the use and evaluation of data; effective communication; self-direction and personal responsibility.

Construction Economics (20 Credits)

This module aims to further develop your understanding of the key processes and practices undertaken by the quantity surveying profession during the development process. The module will include the following topics: • Preliminary and Cost Estimating • Cost Planning, Checking and Analysis • Cost Modelling • Building Morphology, Risk Management, Programming Construction Works • Building Information Modelling (BIM) (Costing, Navisworks) This module will develop your understanding of the knowledge underpinning the work of the professional quantity surveyor. You will develop, throughout this module, academic and professional skills relating to the use and evaluation of cost and other building information data; effective communication; and self-direction and personal responsibility. Exposure throughout the module to real world practice will enhance the skills necessary for employment in this surveying discipline.

Contract Administration and Practice (20 Credits)

In this module you will gain an understanding of, and examine, the role of the surveyor in managing property, construction contracts and the design process. You will learn to identify and analyse the key theories and procedures within construction projects including procurement, tendering and contract selection. You will understand how these are integrated within the roles and duties of the contract administrator and health and safety practice. An understanding of design principles and practice along with specification writing will further enhance your practical skills and compliment the theoretical knowledge learnt. You will develop, throughout this module, academic and professional skills relating to the use and evaluation of data; effective communication; self-direction and personal responsibility; and the role of ethics and corporate social responsibility within businesses.

Law and Surveying Professional Practice (20 Credits)

In this module you will be introduced to the legal system and professional practice concepts that underpin the role of the surveying professional. You will initially study key professional competencies that form part of the RICS mandatory competencies and the CIH code of professional standards. You will then explore key principles contained within the English legal system as they pertain to practice such as legal reasoning and legislation. Within each of these areas you will study a range of topics to support this: * Professional competencies o Professional ethics o Professionalism and client care o Communication and avoiding/resolving conflicts o RICS competencies and continuing professional development * Legal systems o Introduction to the English legal system and legal study skills o Contract Law and the formation of contracts o Contract law and associated problems o Land law o Tort o Landlord and tenant law On completion of this module the knowledge and understanding that you have acquired will form part of the broader contextual framework that will prepare you for the further, detailed study of your chosen discipline. You will develop, throughout this module, academic and professional skills relating to effective communication; self-direction and personal responsibility; and the role of professionalism and ethics within practice.

Quantity Surveying Practice and Management (20 Credits)

This module aims to further develop your understanding of the key processes and practices applied within the quantity surveying profession. The module has been designed to be aligned with the RICS competencies framework. The module will cover the following topics: • Strategic Procurement, • Commercial Management (Including Financial Control of Projects) • Project Management (Including Supply chain management and Health and Safety Management) • Building Measurement (NRM2) • Civil Engineering Technology and Measurement (CESMM4)

Research Based Study (40 Credits)

In this module you will design and implement a substantive research based investigation in order to address a self-selected, authentic work based or professional/practice related problem within your discipline area. This student-led, independent study allows you to synthesize and apply previous learning and experience, and build upon existing academic, research and personal skills. You will learn how to effectively engage with the research process in an applied context. Aspects will include: • Application of appropriate research questions • Critical evaluation of existing literature and other sources to develop conceptual and theoretical frameworks for analysis • Application of research theory and methods in implementing a piece of research in practice, including critical awareness of research theory, approaches, methods and ethics. • Application of frameworks to provide an integrated critical analysis of theory and data to identify evidence based conclusions and recommendations where appropriate • Project management You will develop your skills as autonomous, reflective learners in the process of completing the research based study. An in-depth and complex understanding of the chosen area of your professional discipline, and the skills developed in this module, will be demonstrated in a scholarly, academically rigorous research based study article The advanced knowledge gained through original data collection and analysis, and theoretically informed critical evaluation, will have the potential to contribute to the relevant disciplinary community of practice.

Research Methods (20 Credits)

In this module you will develop your understanding of the research process and research methods. You will engage with materials that will enable you to plan and design a research proposal for a subsequent research based study in your discipline area. Aspects will include: • Engagement with the purpose and process of research • Identification and refining of appropriate research questions • Critical awareness of research theory, approaches, methods and ethics, to inform effective research design • Searching for, managing and evaluatingsources for inclusion in a literature review You will develop your skills as autonomous, reflective learners in support of the process of completing the dissertation.

The Business Environment (20 Credits)

In this module you will learn about the strategic management and organisational development contexts that shape the built environment, its markets and professions You will critically review and evaluate the operating environment of built environment organisations through the application of strategic management and organisational development theory. Within each of these areas you will study a range of topics to support this: • Strategic Management o The strategic management process o The external and internal business environment o Determining the organisations strategic position o Moving the organisation on through strategic options and implementation • Organisational Development o The meaning and nature of organisations o Organisation structure and culture o Management and leadership within organisations o Organisational development and change On completion of this module the knowledge and understanding acquired forms part of the broader contextual framework for the study of your discipline specific professional pathway. You will develop, throughout this module, academic and professional skills relating to the use and evaluation of data; effective communication; self-direction and personal responsibility; and the role of ethics and corporate social responsibility within businesses
