How to Get REO Listing Assignments

Listing foreclosure properties for banks is a great way to build your business as a real estate agent.  Getting REO listing assignments can be challenging for an agent who isn't familiar with the process.  Here are some things to consider when prospecting for REO listing assignments. 

  • Each REO company has their own process.   Take the time to learn the process of the REO company who could give you foreclosure listings. 
  • REO companies often use systems to manage their REO assignments and processes.   Systems such as RESNET, Equator and Pyramid Platform as used heavily by REO companies. 
  • REO companies often have databases of approved agents.   The agents in the database are "pre-approved" for REO listing assignments.  Being in this database generally means an agent has provided the required documents to the REO client in advance (such as license, insurance and W9 documents). 
  • Proximity to the REO listing assignment is important.   Most REO companies look for a local agent who is within their desired proximity to an assignment.  The proximity can vary based on the company. 
  • Your scorecard is important.   Most REO companies will score agents based on factors that are important to their company.  These include things such as performance timelines,  sale price to BPO and marketing.  Be sure to keep a solid performance when you work with a REO company.  

You'll notice that many REO listing agents work with multiple REO companies.  This is often because they are familiar with the REO listing assignment process and the REO company's expectations.  Getting started with REO listing assignments can be as easy as signing up with some REO companies and REO management systems.  Continuing to get more REO listing assignments will require good performance and execution!

One other thing to be mindful of is your location, Debra. For example, you are getting listings off RES.net because there is, or was, a glut of REOs in Lee County whereas in Harris and Ft. Bend counties in Texas the pickings are slim. What you might want to do is call the "featured agents" and see what they have to say. Good luck.

I have been trying to get REO listings for about a year now.

I paid to join RES.NET & Equator but have not gotten anything.

So far to date I spent about $1000. 

I also offered to do BPO'S for free if I get the listing.

It's not the forty bucks I am interested in.

Hi Abraham,  I was able to become an active member after a phone interview with them and not pay for the upgraded membership.  I too spend money on Resnet and Equator.  On Resnet, I do get listings and definitely worth the upgraded membership.  Equator, not so lucky yet.  I also have received listings on other REO sites without paying for the upgraded membership, we'll see on this REO assignment module.

I have been doing  REO and BPO's for over 30 years. Needless to  say not only is it different now but many of the banks and asset management companies I have worked with are gone. Now BPO  companies use to pay more and you got business and they were loyal to their long standing agents. Now they pay less, some charge you for the work, many have a thousand agents they work with so no matter how low they go someone will take the order. The other thing now also is auto accept. I do not have it and due to this I miss orders. The BPO orders are already lower in what they pay you now you have to pay to have auto accept if you desire. I do get some direct BPO order s but nothing like it use to be. As far as REO so many banks go with auctions now these companies also work with a 1000 agents and really have no loyalty. I use to do alot with Xome who have short sales, REO.s BPO.s but have not had anything for over a year. I don't know why as I did everything on time and correct but just got dropped for some reason for getting assignments. I still get information emails from them but no business. I send them an email and ask if something is wrong with my profile and do not even get a reply of any kind. The days of loyalty towards agents is pretty much gone.It is all a machine now and not a personal "Thank You Agent for your hard good work" type of business now. I left Equator after years of getting no business and the same for RESNET as I got nothing from them also. If a company wants you to pay for BPO's or REO's you are not going to get any business in most cases.

I took a quick look at the site you mentioned, reoassignments.com. The domain has expired and there is no website I could find. That tells me that this may have been another scam.

Hi there, it is www.reoassignment.com .  It 's there and I was able to get an active account after an interview with them and not pay for the upgraded membership.  We'll see what happens.  It's much like Equator in the sense that I can see how many asset managers have looked at my profile.

How are they affiliated with First American REO?  That doesn't sound right.

Apparently that is their grabber.  First American is one of their banks that apparently look on their site to find qualified agents.  I was able to join and not pay for the upgraded membership.

Working on my first REO assignment and had a question for those that have experience with these...

Is the borrower typically made aware by the lender that an appraiser will be contacting them? If not, how do you 'position' yourself and why you need to inspect if you're able to make contact with the borrower?

In this case, the lender has advised that if I'm unable to make the contact after a few tries, the report would revert to a 2055. There is limited data available (no prior MLS listing, terrible county data, etc.) - what's the best determination of GLA, etc?

And fair point if it's said that maybe I shouldn't have accepted this assignment without knowing these answers prior...

REO Properties: A Guide to Real Estate Owned Homes

Real estate owned properties, or REO properties, are houses that have been seized by banks or other lenders from people who are unable to pay their mortgages.  Mortgage loans are seen  as an investment, because banks will earn money from the interest on the loan. So to salvage their investment, banks foreclose on homes with unpaid mortgages and sell the properties at foreclosure auctions. If a home doesn’t sell at the foreclosure auction, it becomes an REO property.

Why foreclosure auctions don’t always work

Many auctions after a foreclosure fail to bring in any bids. The foreclosure prices are not set according to the home’s market value . The banks try to cover their losses and fees. The foreclosure minimum bid price usually includes the balance of the unpaid mortgage loan, interest owed, attorney’s fees, and costs generated by the foreclosure process. Especially in a soft real estate market, the asking price at auction could tower above market value. Hence, a bank can easily end up with a real estate owned property that it still needs to sell.

When foreclosures become REO properties

Once someone forecloses on a mortgage and a property becomes an REO, the lender will prepare the home for sale, including removing the occupants, clearing liens on the property, and determining a listing price. Generally, after the foreclosure, lenders do not do any upgrades or repair work on REO listings, which are sold “as is.”

When the REO property is ready for sale and the foreclosure is complete, the lender will work with a broker to put the real estate owned property on the market and look for homebuyers.

Finding an REO listing

Typically, even if the lender has an excess inventory of REO property, it will not offer a house at an unbelievably low price. In most cases, the lender and the real estate broker have researched market fluctuations and recent comparable sales to determine a fair price for the REO. As with any property, you might find a great deal, but don’t expect an REO property to be severely undervalued.

To find real estate owned properties, you may have luck contacting lenders directly about listings for REOs. Some lenders may be willing to provide you with a list of their REO properties available for sale. However, working with a real estate agent is an easier, and often more reliable, way to find REOs. The real estate agent will be able to find several REO home listings in your area from more than one lender, and help guide you on the right price to offer for an REO home.

Making an offer on a real estate owned home

Buying an REO is a complex process. You will have to be a savvy negotiator to purchase real estate at a price you want.

An offer on an REO should include a cover letter, stated willingness to buy the home “as is,” and an escape clause that lets you out of the real estate deal if later inspection reveals extensive property damage. You usually won’t be able to inspect the REO before you send your offer.

To increase your chances of landing the REO property, make your offer for or close to the asking price. However, if your research reveals the REO is overpriced, you might decide to offer below listing price and explain your reasoning in a cover letter.

When you buy an REO, you can end up buying a good home at a good value. Given the level of complication, however, you will benefit from hiring a team of experts, such as a real estate agent , real estate attorney, and contractor, to help you navigate the deal.

Ready to begin your journey to becoming a top-producing REO agent? You’ve made a great choice – REO is a tremendous career path full of opportunities, and many agents have made millions in this niche, while many more use it as down-market spoke of income to maintain profitability during times of economic hardship.

Before you begin, please read this entire article carefully, and work on collecting all of the information that you’ll be required to have, including:

  • List Of Your Preferred ZIP Codes
  • Your REO Resume

Don’t worry, all of the required information is described in detail below, and we’re going to provide with everything you need to create your REO industry resume & apply with leading REO & BPO companies in our training portal.

Getting the Basics Covered: How to get started as a REO Agent

Most banks and asset management companies have similar requirements for their REO agents. Below is a brief description of each:

Broker License: A current copy of the broker’s license will be required to work with any bank or asset management (AM) company. Make sure you have the permission of your broker when applying as an REO agent. If they’re reluctant to have you enter the REO arena, you may have to explain they have no work to do…only collect a paycheck. If they’re still reluctant to “allow” you to apply as an REO agent you can always look for a more supportive broker.

Real Estate License: A current copy of your real estate license will also be required. Make sure to have this (and all your application documents) in pdf format in one specific file on your computer for easy access.

Errors & Omission Insurance (E&O): Make sure to check with your broker and confirm the amount of E&O insurance your firm currently has. Most banks and AM companies will require at least $1,000,000 of E&O insurance. NOTE: If you’re going to work under your own broker license you MUST have E&O insurance before an REO company will hire you. Rates are competitive, so check with several companies that provide E&O coverage. Your local board may also have a discount agreement with a particular E&O company. I use Black Ink Insurance Broker. There phone number is 916-774-0996. I spend about $4,500 per year for coverage of about $30 million in real estate sales.

General Liability Insurance (GL): Most REO companies will also require GL insurance. Again, if you’re working with a broker confirm the amount of GL insurance coverage that you have. $2,000,000 in coverage is an average requirement for most REO companies. This insurance is not expensive, so don’t let this deter you if working under your own broker license. As with E&O insurance you’re local board may also have a discount for GL insurance with a particular company.

Zip Codes: Most every REO company assigns REO properties by zip code. Make sure to create a list of the zip codes you want to cover. If you want the best chance to receive REO assignments include as many zip codes as you can on the REO company application.

Go to https://www.zip-codes.com/zip-code-radius-finder.asp which is a website that will help you identify all the zip codes within a radius from a specific zip code. You should find all zip codes that are 5 miles and 10 miles from your main address.

NOTE: Make sure to save a copy of all the zip codes you cover (separated by commas) in a word document with the rest of your REO application documents. This way you can cut and paste the zip code list each time you complete a new application. In addition to the zip codes you cover, the office address which you use on the REO application will be extremely important. If you’re real estate office is located in a commercial area, and you’re home office is located in a more residential area, you may want to consider using your home address on the application. The REO companies will consider the zip codes in your list, but the proximity of the REO property to the address you have on file will be THE most important factor in getting assignments.

Cities: Some REO companies will ask for the cities you cover on the REO application as well as the zip codes. Although most companies assign property by the location of your office and zip code, don’t leave this out if asked for the cities you cover. NOTE: in personal conversations with asset managers they’re most likely to ask about the cities you cover and not zip codes.

Resume: Although not all REO companies will ask for a resume on their application it’s extremely important to have a resume completed. If you currently have no REO experience DON’T LET THIS STOP YOU! Everyone has to start at the beginning. We’ll be covering creating the perfect REO resume in the class soon. You can also find several excellent examples of REO resumes in the member learning portal . We can also review your resume for you.

Sign up for dropbox to help keep everything organized. Dropbox is a FREE website that allows you to share files between computers and team members. The greatest benefit is the files are both stored locally and in the “cloud.” This allows you to upload pictures directly from your computer into equator, res.net or any other client platform. Also, all your team members can have access to the shared files.

Basic Sales Numbers: You are going to need some basic sales numbers, like how many REOs have you sold in the past year? How many BPOs have you completed? What is your average days on market? If you don’t have sales numbers already, use your broker’s sales numbers.

In summary, make sure to have all the information ready when applying with REO companies. The more organized this information is, the faster you can submit REO applications.

History of Khanty-Mansi Autonomous Okrug - Yugra

Yugra is the historical homeland of the Ob-Ugric peoples: Khanty, Mansi, Nenets, and Selkup. They were engaged in hunting, fishing, cattle breeding. After the Turkic peoples pushed them from south to north, these peoples had to apply their skills in more severe conditions. It is at this new location Ugrians began to domesticate deer.

In the first half of the second millennium AD, the main features of the material and spiritual culture of Khanty, Mansi and forest Nenets were formed. It is believed that since then they have not undergone major changes. Since the second half of the 13th century, a new factor in the development of the region was its entry into the Golden Horde.

At the end of the 14th century, the collapse of the Golden Horde led to the emergence of a separate Tyumen Khanate. In 1495, the Siberian Khanate appeared. At that time the basic principles of political, administrative and socio-economic organization of this territory were developed. The region was called Ugra or Yugra.

The region became part of Russia in the end of the 16th century. From the middle of the 18th century, this region became a place of exile for criminals. December 10, 1930, Ostyako-Vogul national okrug was formed with the center in the settlement of Samarovo. Construction of a new center began 5 km away from it. In February 1932, the new center of the region was named Ostyako-Vogulsk.

In 1934, the first steps to find oil and natural gas in the region were taken. October 23, 1940, Ostyko-Vogul national okrug was renamed Khanty-Mansi national okrug and Ostyko-Vogulsk was renamed Khanty-Mansiysk. August 14, 1944, the region became part of Tyumen Oblast. On January 27, 1950, Khanty-Mansiysk became a city.

On September 21, 1953, in Berezovo, the first natural gas in Western Siberia was produced. On June 23, 1960, the first oil in Western Siberia was discovered near Shaim. This was followed by the discovery of many other oil and natural gas fields. Along with the industrial exploitation of oil and gas fields, the timber industry developed rapidly.

By the end of the 20th century, under the influence of demographic and socio-economic developments the Khanty-Mansi region in fact lost its national basis. On July 25, 2003, Khanty-Mansi Autonomous Okrug was renamed Khanty-Mansi Autonomous Okrug - Yugra.

Khanty-Mansi Autonomous Okrug - Yugra - Features

The name of the region is associated with the self-names of the two main groups of northern peoples - Khanty and Mansi. In the Middle Ages, the word “Yugra” was used to refer to peoples and lands beyond the Northern Urals.

This region, located in the middle of Russia, occupies the central part of the West Siberian Plain. Its territory stretches from west to east for almost 1,400 km, from north to south for 900 km. The area of the region is comparable to France or Ukraine.

The climate is temperate continental characterized by rapid change of weather especially in spring and autumn. Winters are long, snowy and cold with frosts below minus 30 degrees Celsius. Summers are short and warm. From the west this region is protected by the Ural mountains, from the north it is open to cold arctic air.

The highest points of the region are Mount Narodnaya (1,895 m) in the Polar Urals and Mount Pedy (1,010 m) in the Northern Urals. Two major rivers flow in Khanty-Mansi autonomous okrug: the Ob (3,650 km) and its tributary the Irtysh (3,580 km). About 30% of the territory is covered by swamps. There are more than 300,000 lakes surrounded by marshes and forests.

The largest cities of Khanty-Mansi Autonomous Okrug - Yugra are Surgut (396,000), Nizhnevartovsk (280,800), Nefteyugansk (128,700), Khanty-Mansiysk (106,000), Kogalym (69,200), Nyagan (58,500). Today, only about 32,000 people are representatives of indigenous peoples: Khanty, Mansi and Nenets. Half of them live in the traditional way.

This region is very rich in oil and natural gas. The largest oil and natural gas fields are Samotlorskoye, Fedorovskoye, Mamontovskoye, Priobskoye. There are also deposits of gold, coal, iron ore, copper, zinc, lead and other mineral resources.

The climate is not favorable for agriculture. Most of the agricultural products and foodstuffs is brought from other Russian regions. Waterways and railways are the main shipping ways. The total length of the pipeline network is 107,000 km.

About 60% of Russian oil is produced in Khanty-Mansi Autonomous Okrug - Yugra. In total, more than 10 billion tons of oil were produced here. The total number of oil and natural gas fields discovered is 475. In the coming decades, the Khanty-Mansi region will remain the main resource base of hydrocarbons in Russia.

Tourism in Khanty-Mansi Autonomous Okrug - Yugra

Yugra has unique natural, cultural and historical resources for the development of recreation and tourism. On the territory of the region there are historical and cultural monuments, as well as modern infrastructure for lovers of cultural, educational, recreational tourism, and outdoor activities. International events (sports competitions, festivals and forums) help to open this place to foreigners as an amazing corner of the globe.

Khanty-Mansi Autonomous Okrug - Yugra has a number of wonderful natural sites worthy of attention: two nature reserves (“Malaya Sosva” and “Yugansky”), four nature parks (“Samarovsky Chugas”, “Siberian ridges”, “Numto”, “Kondinskie lakes”), ten monuments of nature, archeological complexes (“Barsova Mountain”, “Saygatino”, Sherkaly settlement).

Holidays of the northern peoples are also popular among tourists: Reindeer Herder’s Day, Day of indigenous Peoples of the North “Crow day”, Fisherman’s Day, Bear holiday and others.

Active and extreme types of tourism (skiing, snowboarding, kiting) are gaining in popularity. There are seven ski resorts in the region. They learn about the oil industry and the history of oil exploration in Siberia.

Khanty-Mansi Autonomous Okrug — Yugra [lower-alpha 1] , commonly shortened to Khantia-Mansia, is a federal subject of Russia (an autonomous okrug of Tyumen Oblast ). It has a population of 1,532,243 as of the 2010 Census . [4] Its administrative center is located at Khanty-Mansiysk .

The peoples native to the region are the Khanty and the Mansi , known collectively as Ob-Ugric peoples , but today the two groups only constitute 2.5% of the region's population. The local languages, Khanty and Mansi , are part of the Ugric branch of the Finno-Ugric language family, and enjoy a special status in the autonomous okrug. Russian remains the only official language.

In 2012, the majority (51%) [7] of the oil produced in Russia came from Khanty-Mansi Autonomous Okrug, giving the region great economic importance in Russia and the world. It borders Yamalo-Nenets Autonomous Okrug to the north, Komi Republic to the northwest, Sverdlovsk Oblast to the west, Tyumen Oblast to the south, Tomsk Oblast to the south and southeast and Krasnoyarsk Krai in the east.

The okrug was established on December   10, 1930, as Ostyak-Vogul National Okrug ( Остя́ко-Вогу́льский национа́льный о́круг ). In October 1940, it was renamed the Khanty-Mansi National Okrug . In 1977, along with other national okrugs of the Russian SFSR , it became an autonomous okrug (Khanty-Mansi Autonomous Okrug). In 2003, the word " Yugra " was appended to the official name. [8]

The okrug occupies the central part of the West Siberian Plain .

Principal rivers include the Ob and its tributaries Irtysh and Vatinsky Yogan . There are numerous lakes in the okrug, the largest ones are Numto , Tormemtor , Leushinsky Tuman and Tursuntsky Tuman , among others. [9]

The northeasterly line of equal latitude and longitude traverses the Khanty-Mansi Autonomous Okrug.

Khanty-Mansi Autonomous Okrug has an area of 523,100   km 2 , but the area is sparsely populated. The administrative center is Khanty-Mansiysk , but the largest cities are Surgut , Nizhnevartovsk , and Nefteyugansk .

The Indigenous population ( Khanty , Mansi , Komi , and Nenets ) is only 2.8% of the total population in the Khanty-Mansi Autonomous Okrug. The exploitation of natural gas in Khanty-Mansi Autonomous Okrug has attracted immigrants from all over the former Soviet Union. The 2021 Census counted 17 ethnic groups of more than five thousand persons each. The ethnic composition is as follows:

According to a 2012 survey [16] 38.1% of the population of Yugra adheres to the Russian Orthodox Church , 5% are unaffiliated generic Christians , 1% of the population adheres to the Slavic native faith (Rodnovery) or to Khanty-Mansi native faith. Muslims (mostly Tatars ) constitute 11% of the population. In addition, 23% of the population declares to be spiritual but not religious , 11% is atheist , and 10.9% follows other religions or did not give an answer to the question. [16] According to recent reports Jehovah's Witnesses have been subjected to torture and detention in Surgut. [18]

In Khanty-Mansi Autonomous Okrug, the primary transport of goods is by water and railway transport; 29% is transported by road, and 2% by aviation. The total length of railway tracks is 1,106   km. The length of roads is more than 18,000   km.
